Renovating a kitchen in New York City is a different job from renovating one almost anywhere else. The room is usually small, the building is usually old, and the work is almost always governed by a managing agent, a board, and a set of house rules written long before your project existed. Gurri Remodel has worked inside those constraints since 1997, and the way we plan a kitchen reflects that.
Most of the kitchens we build sit inside pre-war co-ops and post-war condos in Manhattan and Brooklyn. That means we design around what the building will actually allow: existing riser locations, wet-over-dry restrictions, limited electrical capacity, load-bearing walls that cannot move, and floor assemblies that need proper sound attenuation before new flooring goes down. Working these questions out on paper, before demolition, is what keeps a kitchen renovation from stalling halfway through.
Board approval is the step that most often delays a New York kitchen renovation, and it is the step we handle for our clients. We prepare and submit the alteration agreement package your managing agent requires: scope of work, drawings, contractor licence and insurance certificates, certificates of insurance naming the building and managing agent as additional insured, and the work schedule showing that construction happens only within permitted hours. Where the building requires an engineer’s or architect’s sign-off, we coordinate directly with your design professional so the submission goes in complete the first time.
We are a licensed and insured New York City general contractor, so the paperwork your board asks for is paperwork we produce as a matter of routine rather than something we have to scramble for. Once approval is granted we run the job to the schedule that was approved: building protection in place, elevator pads booked, debris removal at the times the building permits, and daily clean-down of common areas.
The material list on a New York kitchen is usually a negotiation between how a surface looks, how it behaves, and what the building will tolerate.
Natural stone — marble, quartzite and granite — gives you depth and movement that engineered surfaces still cannot match. Marble is the classic choice for a pre-war kitchen and it does patina; clients who want the look without the maintenance often move to quartzite, which reads similarly but etches far less readily.
Engineered quartz is the practical answer for a hard-working family kitchen: consistent from slab to slab, non-porous, and forgiving of the wine, citrus and oil that ruin an unsealed natural stone.
Cabinetry in NYC apartments rarely fits a standard grid. Ceiling heights vary within the same room, walls are out of plumb, and the useful storage is vertical. Custom and semi-custom cabinetry lets us take a run to the ceiling and scribe it to the wall rather than filling the gap with trim.
Flooring and sound. Most co-ops require a documented sound-attenuation underlayment beneath any hard flooring, with a specified impact-insulation rating. We specify and install to whatever your house rules require and keep the documentation for your files.
For a typical Manhattan or Brooklyn apartment kitchen, plan on roughly eight to twelve weeks of construction once the board has approved the work and long-lead items have arrived. The construction window is rarely what sets the overall timeline; board review and cabinetry lead times usually do. Boards commonly take two to six weeks to review a complete alteration package, and custom cabinetry and stone can take six to ten weeks from order to delivery.
The practical consequence is that ordering decisions should be made early. We sequence procurement so that long-lead items are on order while the board package is still under review, which is how a project that looks like six months on paper finishes in three or four.

Almost certainly yes. Nearly every co-op and most condos require a signed alteration agreement before work begins, even for a renovation that does not move plumbing. We prepare that package for you and deal with the managing agent directly.
Typically two to six weeks from the day a complete package is submitted, though some boards only review at monthly meetings. Incomplete submissions are the most common cause of delay, which is why we submit drawings, scope, licence and insurance certificates together.
Sometimes. Moving a sink or dishwasher means moving supply and waste lines, and how far you can move them depends on the building’s riser locations, the slope available for the waste line, and whether the space below you is a wet or dry area. We check what is possible before you commit to a layout.
Yes. Where the scope requires Department of Buildings filing, we coordinate the filing with the licensed professional the work requires, alongside the building’s own alteration agreement process.
About eight to twelve weeks on site for a typical apartment kitchen after approval, plus the board review and material lead times that come before it.
Many clients do, particularly in larger apartments where the kitchen can be sealed off. It is less comfortable in a one- or two-bedroom, where the kitchen is the only route to water. We will tell you honestly which situation you are in before you make plans.
Most Manhattan and Brooklyn buildings allow construction on weekdays only, commonly between 9am and 4pm or 9am and 5pm, with no work on weekends or holidays. We build the schedule around your building’s rules rather than assuming a standard week.
