A bathroom is the most technically demanding small room in a New York apartment. Every surface is wet, everything sits above someone else’s ceiling, and almost every building in the city has written rules about how the work may be done. Gurri Remodel has been renovating bathrooms in Manhattan and Brooklyn since 1997, and the difference between a bathroom that lasts twenty years and one that leaks in two is almost entirely in the parts nobody sees.
Most of the bathrooms we build are in pre-war co-ops and post-war condos. Those buildings bring specific constraints: cast-iron waste stacks that cannot be moved, limited slope available for a relocated drain, wet-over-dry restrictions that govern where a bathroom can and cannot go, and old floor assemblies that need to be properly waterproofed and sound-isolated before a single tile is set.
Bathroom work is the scope boards scrutinise most closely, because a bathroom failure damages the apartment below. Expect your building to require a signed alteration agreement, contractor licence and insurance documentation, and often a plumber’s letter or an engineer’s sign-off where the waste line is being altered.
We prepare and submit that package: scope of work, drawings, our licence, certificates of insurance naming the building and managing agent as additional insured, and a construction schedule that respects the building’s permitted work hours. Two invisible details decide whether a New York bathroom renovation is a success.
Waterproofing. A tiled shower is not waterproof; the membrane behind it is. We build a continuous membrane across the floor, up the curb and onto the walls to above shower-head height, seal every corner and penetration, and flood-test the pan before tiling. Where the building requires it, we document the test. This is the single most common place where a cheap bathroom renovation fails, and the failure shows up in the ceiling of the apartment below.
Sound and floor build-up. Co-ops routinely require a documented sound-attenuation layer under hard flooring, with a specified impact rating. In a bathroom this has to coexist with the waterproofing and with the finished floor height at the door threshold. Getting the build-up right on paper, before demolition, is what stops a bathroom finishing an inch too high.
Marble remains the default for a high-end New York bathroom, and it suits pre-war apartments particularly well. It needs sealing and it will patina; clients who want the veining without the maintenance often choose porcelain slabs that reproduce it.
Porcelain and ceramic have improved enormously. Large-format porcelain means fewer grout joints, which means less to clean and fewer places for water to find a way through.
Glass and hardware matter more in a small room than a large one. Frameless glass keeps a compact bathroom feeling open, and the fittings you touch every day are worth specifying properly.
Heated floors are one of the few genuine luxuries that fit in a small footprint, and they are far easier to install during a renovation than to retrofit afterwards.
Six to ten weeks on site is typical for a full apartment bathroom once the board has approved the work. As with kitchens, the construction window is often not the limiting factor: board review runs two to six weeks, and stone, custom vanities and glass have lead times of their own. We order long-lead items while the board package is under review so those two clocks run together rather than end to end.

Sometimes, and it depends on the waste stack. A toilet needs a specific drain size and slope back to the stack, so moving it is the hardest change; sinks and showers are more flexible. We check what your building’s plumbing will actually allow before designing around it.
Many buildings prohibit putting a new wet area, bathroom or kitchen, above a neighbour’s dry area such as a bedroom or living room. If your plan moves a bathroom we check this rule first, because it can rule a layout out entirely.
A continuous waterproofing membrane across the shower floor, curb and walls, sealed at every corner and penetration, and flood-tested before tiling. Tile and grout are not waterproofing.

No. A bathroom under renovation is out of service for the duration, so in a one-bathroom apartment most clients arrange to be elsewhere for at least part of the project. We will be straight with you about the timeline so you can plan.
Most buildings permit construction on weekdays only, commonly 9am to 4pm or 9am to 5pm, with no weekend or holiday work. We schedule to your building’s rules.
Six to ten weeks on site after board approval, plus the two to six weeks boards typically take to review a complete package and the lead times on stone, vanities and glass.
Heated floors, yes, and they are best installed as part of a full renovation. Steam showers depend on your building: they need proper ventilation, a sealed enclosure and electrical capacity, and not every building permits them.
