Gurri Remodel is a licensed and insured New York City general contractor. We have been renovating kitchens, bathrooms and whole apartments in Manhattan and Brooklyn since 1997, almost always inside co-ops, condos and pre-war buildings where the building itself is as much a part of the project as the apartment.
That context shapes everything. A renovation here is not just a question of what you want; it is a question of what the building permits, what the board will approve, and how the work can be sequenced through one service elevator inside a fixed set of permitted hours. Our job is to make those constraints somebody else’s problem.
Co-op and Condo Board Approval, Handled
Almost every apartment renovation in New York starts with an alteration agreement. We prepare and submit the package your managing agent requires — scope of work, drawings, contractor licence, certificates of insurance naming the building and managing agent as additional insured, and a construction schedule within permitted work hours — and coordinate with your architect or engineer where the building asks for their sign-off.
Boards typically take two to six weeks to review a complete package. Incomplete submissions are the single most common cause of delay, which is why we submit everything together the first time.

How a Project Runs, Step by Step
1. Consultation and survey. We look at the apartment, talk through what you want, and read the building’s alteration agreement and house rules so nobody designs something the building will not allow.
2. Scope and budget. A written scope and a realistic budget, including the parts of the job that are invisible in a mood board: protection, waterproofing, sound attenuation, electrical capacity.
3. Board approval. We assemble and submit the alteration package and deal with the managing agent until it is approved.
4. Procurement. Long-lead items — cabinetry, stone, glass, appliances — are ordered while the board reviews, so the two clocks run together.
5. Construction. Protection up, then demolition, rough trades, inspections, finishes, all inside the building’s permitted hours with common areas cleaned down daily.
6. Handover. A punch-list walkthrough with you, then the documentation your building wants for its records.

How much does a renovation cost?
It depends entirely on scope, apartment size and finish level, and any number quoted before a survey would be a guess. We give you a written scope and a realistic budget after we have seen the apartment and read the building’s rules.
What are the typical work hours in a NYC building?
Most buildings permit construction on weekdays only, commonly 9am to 4pm or 9am to 5pm, with no weekend or holiday work.
How long will my project take?
Roughly eight to twelve weeks on site for a kitchen, six to ten for a bathroom, and four to eight months for a full apartment, plus design and board review beforehand.
