A full apartment renovation in New York is really a coordination problem wearing a construction hat. You are running plumbing, electrical, millwork, stone, tile, flooring and paint through a space that has one elevator, a fixed set of permitted work hours, neighbours on all six sides, and a board that has to approve the plan before any of it starts. Gurri Remodel has been doing exactly this since 1997.
Most of our full-apartment work is in pre-war co-ops and post-war condos across Manhattan and Brooklyn. Pre-war buildings give you generous proportions, plaster walls, original detail worth keeping, and infrastructure that is often eighty years old. Post-war and newer condos are usually easier technically but come with their own alteration rules. Either way, the design has to start from what the building will actually allow.
A gut or near-gut apartment renovation is the scope boards review most carefully, and the package they ask for is correspondingly larger: architect’s drawings, a detailed scope of work, contractor licence and insurance, certificates of insurance naming the building and managing agent as additional insured, a construction schedule, and often an engineer’s letter where structural or plumbing changes are involved.
We assemble and submit that package and deal with the managing agent directly, so you are not chasing paperwork between your architect, your contractor and your board. We are a licensed and insured New York City general contractor, and we run approved jobs to the approved schedule: protection up before demolition, elevator time booked, debris removed only in permitted windows, and common areas cleaned down daily.
For a full apartment renovation, plan on roughly four to eight months on site depending on size and scope, with a one-bedroom at the short end and a large pre-war classic six or seven at the long end. Add the design and approval period before that: drawings typically take four to eight weeks, and board review a further two to six.
Most clients move out for a full-apartment job. It is faster, it is safer, and it removes the daily friction of living in a construction site with restricted water and power. Where staying is unavoidable, we phase the work so that at least one bathroom and a functioning kitchen area remain available, but the trade-off is a longer overall programme.
Three recent full-apartment projects:
Anything from a comprehensive refresh of every room to a full gut back to the studs. In practice most of our projects sit in between: new kitchen and bathrooms, reworked layout in part of the apartment, new electrical and plumbing, and all-new finishes throughout.
Yes. A full-apartment scope always requires a signed alteration agreement, and usually architect’s drawings and an engineer’s letter as well. We assemble and submit the package and deal with the managing agent directly.
Roughly four to eight months on site depending on size and scope, plus four to eight weeks for drawings and two to six weeks for board review beforehand.
Most clients do for a full-apartment job, and it is usually faster and safer. Where staying is unavoidable we phase the work to keep a bathroom and kitchen area usable, but the overall programme gets longer.
Often, yes, but not everywhere. Load-bearing walls, wet-over-dry restrictions and riser positions set real limits. We check those constraints before you commit to a plan.
Yes, and on full-apartment projects there usually is one. We build to their drawings and coordinate the approval package with them.
Most Manhattan and Brooklyn buildings permit construction on weekdays only, commonly 9am to 4pm or 9am to 5pm, with no weekend or holiday work. The schedule we submit reflects your building’s rules.
Yes, and it is usually worth doing. We restore or replicate mouldings, casings, and trim where the original detail is intact enough to be worth keeping.
Where it is not, we can match new millwork to the original profiles.
Sound attenuation under new flooring is a house-rule requirement in most co-ops, and we install to the impact rating your building specifies. During construction we work only within permitted hours and keep common areas clean.
We would rather over-communicate with the building than have a job stopped.
Yes. On a full renovation the kitchen and bathrooms are part of the same programme rather than separate projects, which is what keeps the sequencing and the trades under one schedule.
