About This Project
This project was an interior refresh rather than a gut renovation: a custom fireplace surround, refinished French doors, new trim detail and a full interior repaint, carried out room by room while the home stayed in use. It is a good illustration of the kind of detail work we do most often for clients who do not want to move out.
Gurri Remodel is a licensed and insured New York City general contractor working across Manhattan and Brooklyn since 1997. The same joinery, finishing and painting scopes shown here are work we carry out regularly in NYC co-ops and condos, where they have to be delivered inside the building’s permitted work hours and with common areas protected and cleaned down daily.
Custom Fireplace Surrounds in Older Homes and Apartments
A fireplace surround is one of the few pieces of joinery in a room that is looked at directly, from a fixed distance, every day. That makes the tolerances tighter than almost anything else in an apartment.
In a pre-war building the wall behind it is rarely flat and rarely plumb, so the surround has to be scribed to what is actually there rather than built to a drawing and pushed into place. Where a mantel or overmantel is being added, the substrate has to be prepared to carry it, and any existing plaster detail around the opening has to be either preserved or replicated so the new work does not read as an addition.
Interior Painting and Door Refinishing
Interior painting in a high-end apartment is mostly preparation. Old plaster moves, previous coats fail in patches, and trim that has been painted a dozen times over eighty years loses its profile. Getting a flat, even finish means filling, sanding and priming properly before any colour goes on — and it means protecting floors, furniture and common areas while it happens.
Refinishing existing doors, rather than replacing them, is often the better call in a pre-war apartment. Original French doors and panelled doors are usually better made than their modern equivalents; stripping, repairing and refinishing them keeps the character of the room and avoids the joinery lead times of a replacement.
